The Realtor's Guide to Floor Plan Accuracy: RMS and MLS Standards in BC

Square footage is the single most disputed number on any BC listing. Get it wrong and you're not just re-negotiating price — you're exposed to a complaint with your board, a claim against your E&O, and in some cases a lawsuit from the buyer. Accurate, standards-compliant floor plans are the cheapest liability insurance a listing agent can buy.

Why measuring standards matter in BC

Boards across British Columbia require that any square footage advertised on the MLS be measured to a defined standard. When measurements come from an unverified source — the previous listing, a strata plan, an assessment roll — the agent still carries the professional obligation to disclose the source and confirm the number is reasonable.

The two standards you will see most often on Lower Mainland listings are RMS (Residential Measurement Standard) and the older ANSI-derived approaches used by some appraisers and municipalities. Knowing which one applies to your listing keeps you out of trouble at deal time.

RMS: the default for detached homes

The Residential Measurement Standard, adopted by the BC Financial Services Authority and referenced by most BC real estate boards, is the default for detached houses and townhomes. In plain terms, RMS measures:

  • To the exterior of exterior walls
  • Only above-grade finished space in the main square footage figure
  • Below-grade finished space reported separately, not rolled into total living area
  • Areas with at least a 5-foot ceiling in sloped-ceiling rooms, with usable floor area under 7 feet noted

Basements, crawl spaces, and detached suites are broken out — never blended into a single "total square footage" number. This is the number-one place agents get themselves in trouble by copying a total from an old listing.

Strata and MLS: measured to interior walls

For strata properties — condos, apartments, and most attached townhomes — MLS practice in the Lower Mainland is to measure to the interior finished surface of exterior walls, matching the strata plan. This will always come in smaller than an RMS-style exterior measurement for the same unit, which is why comparing a condo to a house on price-per-square-foot alone is misleading.

If the strata plan and the on-site measurement disagree by more than a rounding error, professional practice is to disclose both and note the source of the advertised figure.

How professional floor plans reduce your liability

A measured floor plan does three things a tape measure and a listing sheet cannot:

  • Documents the method. A professional plan states the standard used, the date measured, and the measurer. That paper trail is what your board and your insurer want to see if a square footage complaint lands on your desk.
  • Separates the spaces. Main floor, upper floor, below-grade, garage, and covered outdoor areas are each reported individually. Buyers see exactly what they are paying for.
  • Matches what buyers see online. A visual plan lets buyers self-qualify before booking a showing, which cuts wasted appointments and keeps your calendar focused on real prospects.

2D vs 3D floor plans — when to use each

Both formats have a role in a modern listing package:

  • 2D floor plans are the compliance workhorse. Clean, dimensioned, black-and-white or lightly styled — this is what goes on the MLS and the feature sheet.
  • 3D floor plans are a marketing upgrade. Dollhouse renderings and cutaway views help buyers understand flow at a glance, especially on multi-level or unusual layouts. Pair them with a Matterport tour for maximum online engagement.

Practical checklist for BC listing agents

  • Confirm the applicable standard (RMS for detached, MLS-strata for condos) before you go active.
  • Break out above-grade and below-grade square footage on the feature sheet, not just the MLS input form.
  • Disclose the measurement source on every listing, even when you're confident the number is right.
  • Keep the measured plan in your transaction file for at least the retention period your board requires.

Frequently Asked Questions

What measuring standard do BC realtors have to follow?

For detached homes and most townhomes, BC boards reference the Residential Measurement Standard (RMS), which measures to the exterior of exterior walls and reports above-grade and below-grade space separately. Strata units are typically measured to interior walls to match the strata plan.

Do I need a floor plan for every listing?

Prices depend on the selected package or service, finished square footage and travel. Packages start at $199 up to 2,000 sq. ft. See the current pricing section and request an itemized quote. Every Immersive 3D Walkthrough includes three months of tour activation and hosting. Keeping the tour live afterwards is optional at $50 per month, confirmed with you before any renewal — there is no automatic billing.

What's the difference between a 2D and a 3D floor plan?

A 2D plan is the compliance and MLS-facing document — dimensioned, clean, and standards-referenced. A 3D plan is a marketing upgrade with dollhouse or cutaway views that helps buyers understand flow on multi-level or unusual layouts.
