Builder & Presale Media for New Developments in BC

Marketing a new development is nothing like marketing a single listing. A builder is selling a project that does not fully exist yet, to buyers who need to trust the finished product enough to sign months or years ahead of possession. Media does most of that trust-building work, and it usually needs to be produced in stages, over months, from the same visual playbook.

Media Needs Across a Development Timeline

A useful way to think about builder media is by project phase. Each phase has different needs and different audiences.

  • Pre-launch: site aerials, neighbourhood context, renderings paired with real photography, brand identity for the project.
  • Construction: monthly or quarterly progress photography and drone, used for investor updates, sales-centre displays and social content.
  • Show home / display suite ready: full interior photography, video, floor plans, and an interactive 3D tour.
  • Sales push: reels and vertical social cuts, virtual staging of remaining unit types, and comparison media across finish packages.
  • Completion and handover: hero shoots of the finished building and amenities, plus updated aerials for the developer's portfolio and future launches.

Construction-Progress Photography and Drone

Recurring progress shoots give a project three things at once: a marketing story, investor documentation, and an internal timeline record. A common cadence is monthly during framing and enclosure, then quarterly through interior fit-out.

Drone coverage adds context that ground shots cannot — the scale of the site, how the building sits in the neighbourhood, sun exposure across the property, and progress across large multi-building projects. Drone flights are conditional on weather, wind, airspace and property access, and are only flown when it is safe and legal to do so on that day.

Show-Home and Display-Suite Photography

Show homes and display suites are usually the single most-important media asset in the project. The shot list should cover:

  • Wide hero angles for every room, styled the way the sales team wants the buyer experience to feel.
  • Detail shots of kitchen finishes, cabinetry, hardware, countertops and appliances.
  • Bathroom feature shots — tile, vanity, tub, shower and lighting.
  • Storage — closets, pantries, laundry, in-suite storage.
  • Amenity spaces — lobby, gym, co-working, roof deck, pool, parkade access.
  • Any signature architectural feature buyers will remember.

Virtual Staging for Vacant or Unfinished Marketing

Not every unit type gets a physical show suite. Virtual staging lets a builder market vacant floor-plan variants (a 2-bed corner unit, a penthouse) without building a physical display for each one. It also works for unfinished or partially-finished suites, where the goal is to help buyers visualise the completed space.

Listing Video and Social Deliverables for Launches

Video does the heavy lifting during a launch. A useful launch stack:

  • One long-form cinematic project video (60–120 seconds) for the website and YouTube.
  • Three to five vertical reel cuts from the same shoot for Instagram and TikTok.
  • A short "walkthrough" cut for the sales team to send directly to prospective buyers by email or WhatsApp.
  • Drone-forward exterior cuts for community and lifestyle marketing.

Shooting all of these in a single visit is the most cost-efficient approach. Our videography and drone services are built to bundle this way.

Floor Plans and Interactive 3D Tours for Remote Buyers

Many presale buyers are not local. They may be from other parts of BC, other provinces, or overseas, and they need to explore the space at their own pace. A combination of a clean 2D floor plan per unit type and an Immersive 3D Walkthrough of the show home usually answers most of their questions without a sales-centre visit. It also lets sales staff share a self-guided link the moment a buyer registers interest.

Keeping Media Consistent Across Phases and Units

Because a development is photographed over many months, small drift in style becomes very visible when the images are compiled into a brochure or a website. A few practical guardrails:

  • Use the same media partner across every phase where possible.
  • Lock in a shared shot list, aspect ratios and colour treatment at project start.
  • Standardise unit-photography rules — same angles per floor plan, same lens choices, same colour temperature.
  • Keep a shared, well-organised asset library so sales, marketing and the developer's brand team can all pull the same source files.

Planning Repeat Visits

Locking in a schedule up front is cheaper and easier than one-off bookings. Progress shoots that are already on the calendar tend to be light, fast and predictable. Ad-hoc shoots — the ones that get booked "because we need it for next week's investor update" — cost more and create pressure on both sides.

Frequently Asked Questions

How often should we do construction-progress photography?

A common cadence is monthly during framing and building envelope, then quarterly through interior fit-out. Faster intervals make sense during headline milestones (topping-out, envelope complete, amenity reveal).

Do you shoot show homes and display suites for developers?

Yes. Show-home shoots typically include full interior photography, a cinematic walkthrough video, a 2D floor plan, and an interactive 3D tour so remote buyers can explore the suite on their own.

Can you fly drone over an active construction site?

Drone flights are conditional on weather, wind, airspace and site access, and are only performed when it is safe and legal to do so. We coordinate with the site team before each visit.

Can virtual staging replace a physical display suite?

It doesn't fully replace the in-person experience of a display suite, but it can effectively market unit types that don't have one — corner units, penthouses, or specific floor plans a buyer wants to visualise.

Do you offer ongoing media contracts for developers?

Yes. Recurring schedules across a project lifecycle are usually more efficient and produce more consistent results than one-off bookings. We can scope a custom plan around your launch timeline.
