How to Choose the Best Real Estate Photographer in Vancouver

This is a guide published by Ready Set Sold Media, not an independent ranking of Vancouver photographers. We're a Surrey-based real estate media company that shoots Vancouver listings, so treat the last section as our own pitch and the rest as the criteria we'd apply to anyone. Judging a photographer comes down to five things: portfolio quality, accurate presentation of the property, the full set of deliverables, reliability on the day, and total cost once floor plans and tours are included.

What good listing images actually look like

You can assess most of a photographer's skill from four or five frames in their portfolio.

  • Straight verticals: door frames, wall corners and window mullions should read vertical, not leaning. Bowing walls signal uncorrected wide-angle distortion.
  • Balanced window exposure: in a Vancouver condo with a skyline or water view, you should see both the room and the view. Blown-white windows or a dark interior mean the exposure blending wasn't done.
  • Natural colours: white walls should look white, wood should look like wood. Orange casts from tungsten bulbs and heavy blue shadows are giveaways.
  • Sharp detail: counters, tile grout and cabinet edges should hold crisp detail at full size, not smear under noise reduction.
  • Realistic proportions: a 9-foot bedroom shouldn't look like a suite. Over-wide lenses inflate rooms and produce disappointed showings — and misleading images are a genuine risk under BC advertising expectations, not just a taste issue.

Vancouver-specific shooting considerations

Vancouver's housing stock varies enough that the technical approach should change by neighbourhood. These are the practical shooting demands, not a claim about where we've worked.

  • Yaletown and Coal Harbour: glass towers with strong window light and reflective surfaces. Exposure blending and careful reflection management matter, and amenity access usually needs strata permission in advance.
  • Kitsilano and Mount Pleasant: character homes and heritage conversions with smaller rooms, mixed light sources and detailed trim. A daylight-led edit respects the architecture better than heavy flash.
  • East Vancouver: laneway homes, duplexes and infill lots where showing the property's footprint and outdoor space is often the deciding factor.
  • All of it: rain, low cloud and short winter light windows. A photographer who plans a weather contingency is more valuable than one who promises a fixed hour.

Choosing media by property type

Condos need photography plus a measured floor plan more than anything else — buyers want brightness and layout. Amenity and view frames are worth the extra access effort. Townhomes benefit from aerial context that shows the complex, courtyard and street. Detached homes justify the full stack: video and an interactive 3D tour explain multi-level layouts that photos can only hint at.

When floor plans, video, tours and drone are worth it

A measured 2D floor plan is the highest-value inexpensive addition for almost any listing; it prevents bad-fit showings. A cinematic real estate video or Vertical Listing Reel is useful when a higher-priced or unusual home needs a stronger visual story. An Immersive 3D Walkthrough matters most when out-of-town buyers are qualifying remotely. Drone imagery is powerful for lots, waterfront and complex settings — but availability must be confirmed for the specific location and conditions, since weather, airspace and the legal operating requirements for the flight all apply. Ask before you promise a seller aerials. Our overview of drone rules for BC listings covers the framework.

A real Vancouver project

Dave's Hot Chicken, Granville Street, Vancouver — a commercial project, not a residential listing.

Our verified Vancouver work includes this commercial shoot for Dave's Hot Chicken on Granville Street: exterior storefront, interior branding, dining spaces and short video content. It's a restaurant rather than a listing, and we label it that way — see the full set on the project page. Residential examples from elsewhere in the Lower Mainland are in the main portfolio, which is a fairer test of listing-photography quality.

Questions to ask before you book

  • What exactly is included at my property's square footage, and what is extra?
  • Is the floor plan measured on site, and does it include room dimensions?
  • What is the delivery turnaround, and what happens if weather delays exteriors?
  • Can drone be flown at this specific address, and under what conditions?
  • Who owns the images, and what may I use them for after the sale?
  • Are there recurring costs, such as virtual tour hosting?
  • Can I see three full listing sets — not just highlight frames — for properties like mine?

On usage rights specifically, our guide to photo copyright and usage rights in BC explains what to confirm in writing.

Frequently Asked Questions

How do I judge a Vancouver real estate photographer's portfolio?

Look for straight vertical lines, windows where both the interior and the view are visible, natural colour, sharp detail and rooms that look their real size. Ask to see complete listing sets rather than a few highlight frames.

Do Vancouver condos need different treatment than detached homes?

Yes. Condos depend on balanced window exposure, bright interiors and a measured floor plan, plus amenity access arranged with the building. Detached homes benefit more from video, aerials and an interactive 3D tour.

Is drone photography always available in Vancouver?

No. It depends on weather, the specific location, airspace and the legal operating requirements for the flight. Some Vancouver locations require additional authorisation, so confirm feasibility for the address before promising aerials.

Is Ready Set Sold Media based in Vancouver?

No. Ready Set Sold Media is based in Surrey, British Columbia, and serves Realtors across Vancouver and the Lower Mainland.

What does a Vancouver listing shoot cost?

Prices depend on the selected package or service, finished square footage and travel. Packages start at $199 up to 2,000 sq. ft. See the current pricing section and request an itemized quote. Every Immersive 3D Walkthrough includes three months of tour activation and hosting. Keeping the tour live afterwards is optional at $50 per month, confirmed with you before any renewal — there is no automatic billing.
