1. Quick answer: what real estate photography costs locally

Across the Lower Mainland, a professionally produced listing shoot is usually quoted one of two ways: as a bundled package covering a defined set of deliverables, or à la carte, where each service carries its own starting price. Both are normally scoped to a property-size band, most commonly up to 2,000 sq. ft., with step-ups above that.

The practical takeaway for a Realtor comparing quotes is that the number on the invoice reflects production time, travel, licensing and editing — not simply how many frames get delivered. Two quotes for "photography" can differ by hundreds of dollars because one includes a floor plan, drone coverage and a same-cycle turnaround while the other does not. Read what is inside the package before you compare the totals.

2. Current Ready Set Sold Media pricing at a glance

These are our package prices as of August 2026 for properties up to 2,000 sq. ft. Larger homes step up by size band, because more square footage means more rooms, more angles, more lighting setups and more editing time.

Exact inclusions per tier are listed on our real estate media pricing page, which is the live source of truth. If a property is materially larger than 2,000 sq. ft., ask for the size-banded price before booking rather than assuming the base rate applies.

3. À-la-carte service starting prices

If you already know exactly what a listing needs, individual services can be booked on their own. Starting prices below are grouped by what the service does for the listing.

4. What changes the final price?

Property size and layout

Square footage is the single biggest driver. A 900 sq. ft. condo is a short, contained shoot; a 4,000 sq. ft. home with a suite, a shop and landscaped grounds is a different production entirely. Awkward layouts, split levels and tight rooms also add setup time.

Which deliverables you actually order

Stills, cinematic video, aerial coverage, 2D floor plans and interactive 3D tours each carry their own capture and post-production time. Adding video roughly doubles on-site time compared with a photo-only visit.

Weather, airspace and drone operating requirements

Drone work depends on conditions and permissions. Wind, rain, low cloud, and location-specific airspace rules can make aerials impossible on a given day, and operating legally in Canada requires the appropriate pilot certification, a registered aircraft, and compliance with the applicable Transport Canada rules for the airspace involved. Some Metro Vancouver locations sit in controlled airspace, which adds authorization steps and can affect scheduling. Build a weather contingency into your listing timeline instead of promising aerials to a seller for a specific hour.

On-site twilight versus virtual twilight

Travel and access

Coverage is currently free within 20 km of Surrey, with travel charges beyond that. Check our service area and travel charges for the current radius and rates. Access matters too: lockbox delays, tenant scheduling and strata common-area permission all consume booked time.

Hosting and optional add-ons

Interactive tours are hosted, so ask how long hosting is included and what renewal looks like. Add-ons such as a Property Showcase Website or a printed feature sheet are inexpensive individually but should be decided before the shoot so the capture plan supports them.

5. Package versus à-la-carte: which is better?

Packages are usually the better value once you need three or more services, because the crew is already on site and the editing pipeline is shared. À la carte is better when a listing genuinely needs only one or two items — a downtown condo that needs strong Listing-Ready Photography and a floor plan, for example, does not need aerial coverage.

A simple test: list the deliverables the property actually needs to sell, then price them individually. If that total lands near a package price, take the package; if it is well below, book the pieces.

6. Four realistic listing scenarios

Compact condo needing photography and layout clarity

Small units photograph well but are hard for buyers to visualize spatially. Pairing photography with a branded 2D floor plan answers the "how does it flow?" question that photos alone cannot, which is why layout media is frequently ordered with condo shoots.

Standard detached home needing aerial context

Lot size, orientation, yard and street context are the things ground-level photos flatten. A small set of aerial stills is the practical fix, and it is why the Aerial tier exists at a modest step up from Essential.

Property benefiting from remote exploration

Out-of-town buyers, relocation buyers, and unusual layouts all benefit from an interactive 3D tour, because a self-directed walkthrough lets someone confirm the layout before booking a showing. That is a workflow advantage, not a promise about outcomes.

Listing needing full video and a Property Showcase Website

Where an agent runs a social-first campaign, cinematic video plus a vertical reel gives you assets for different placements, and a Property Showcase Website gives you one link to share across them. Plan the site before the shoot so the hero frame is captured deliberately.

7. What Realtors should compare before choosing a photographer

  • Licensing and permissions — drone certification and airspace authorization where required; permission for strata or commercial common areas.
  • Editing consistency — colour, verticals and window treatment should look the same across a whole gallery, and across your listings.
  • Turnaround — ask for the stated delivery window in writing, including how twilight and video affect it.
  • Delivery formats — MLS-sized and full-resolution files, plus vertical crops if you post to social.
  • Usage rights — what you may do with the images, for how long, and whether relisting is covered. Our guide to listing-photo copyright and usage rights in BC covers the questions to ask.
  • Floor-plan scope — measured versus sketched, branded versus unbranded, room dimensions included or not.
  • Tour hosting — included duration and renewal cost.
  • Travel — the free radius and the charge beyond it.
  • Weather policy — how reshoots and postponed aerials are handled.
  • Revisions and communication — who you contact, and what a revision request covers.

8. Why the lowest quote is not always the lowest total cost

A lower headline price can be entirely appropriate — for a small unit with modest media needs, it may be exactly right. The cost usually reappears elsewhere: a second trip for aerials that were not scoped, a floor plan ordered separately after the fact, a delayed delivery that pushes the go-live date, or a re-edit because the gallery does not match your other listings. Compare the full delivered scope and the schedule, not the first number in the quote. Equally, a higher price is not automatically better value; it should be explained by concrete deliverables.

9. Lower Mainland service-area considerations

Travel, parking and traffic realistically affect scheduling across Surrey, Vancouver, Burnaby, Langley, Delta, White Rock, Coquitlam and Richmond. Downtown and high-density buildings often need loading-zone or elevator arrangements; rural and acreage properties need more time on the grounds. Free coverage currently applies within 20 km of Surrey, and charges beyond that are listed on the service area page.

10. A short booking checklist

  • Confirm square footage and the matching price band.
  • Decide the deliverable list before booking, not on site.
  • Check travel distance from Surrey.
  • Book twilight and aerial with a weather backup date.
  • Confirm turnaround and delivery formats in writing.
  • Confirm hosting duration for any interactive tour.
  • Send the seller a prep guide — our photography preparation checklist is written for exactly this.
  • Read your usage rights before you plan reuse.

Plan the shoot around the listing, then price it

Cost questions get much simpler once the deliverable list is settled: choose what the property needs, check the size band, add travel if applicable, and compare.
